For Brad Twiss, the only thing comparable to the changes underway around Lloyd Center is the transformation of the Pearl District. The central city neighborhoods have mostly been multifamily, senior living, and office space. But the Lloyd District in particular is being redeveloped as a dense, urban neighborhood with luxury rentals and new shops and restaurants.

The area is already seeing a spike in interest. Early indications are that people moving to Portland from out of state see the benefits of the location and are attracted to the area.

Carson Mead agrees that Lloyd Center and Sullivan's Gulch are experiencing a significant revival. The Lloyd District, with new residential towers and office buildings, may become the city's “Second Downtown.”  Lloyd Center and Sullivan's Gulch are incredibly central in relation to the city, and Carson usually recommends the area to potential renters who are looking for close proximity to downtown as well convenience to the MAX line and all five quadrants of Portland.

Sullivan's Gulch is already home to many multifamily properties, Carson notes. As the city continues to seek options for "missing middle" and affordable housing, Sullivan's Gulch may be a good model for what that can look like in other Portland communities. The multifamily zoning may play an important role in attracting a more diverse and eclectic group of neighbors who are both renters and owners.
